Once the most suitable house has been chosen, should your company have offices here in Buenos Aires, the contract will be drawn up directly with them.
Generally, according to argentine law rentals contracts are made for periods of a minimum of 2 years. Legally a clause is included which allows the tenant to back out of the contract once the first sixth months have passed and a amount of compensation is paid.
Regarding regular contracts, the bills that correspond to the tenant are agreed on. These are the following:
- The monthly rent
- Electricity, water and gas bills (every 2 months)
- Telephone, local council and cable TV bills (every month)
The upkeep of the garden and the swimming pool also correspond to the tenant.
My Home Properties verifies the existing condition and working order of the property previous to signing the contracts and should it be necessary we do everything possible to satisfy the needs of the tenant and his family.
Currently, due to the legal impossibility of keeping the monthly rentals up to date with inflation and the cost of living, various legal alternatives exist to do so, throughout the duration of the contract, nevertheless, in the majority of cases the rentals are agreed on in dollars and the corresponding amount equivalent in pesos is paid monthly.
Should the company not be registered in the country the guarantee may be covered by an insurance policy of provided by a private home owner.
At the moment of signing the contract a deposit as a form of guarantee must be paid. This is equivalent to one month for each year of the contract. This will be reunded once the property is handed over and all the pending bills are paid. My Home Properties charges a commission of 5% plus VAT on the total amount of the contract.
In the case of commercial properties the minimum contract is for 3 years while all other conditions are very similar to those of a rental of a house
We ensure that the solution is effective.
